How Clark County Calculates Permit Fees
Clark County charges $226 total on an $8,000 project. The building permit itself is $137, and Plan review adds another $89. I pulled these numbers straight from Table 3-A in Section 22.02.390 of the Building Administrative Code.
The valuation formula starts at $60 for the first $500. Then it scales. Projects between $2,001 and $25,000 pay $88.10 base plus $8.19 per thousand. You can't guess these fees. The calculator on this page runs the exact math.
Trade permits work differently. Electrical takes 18 percent of the building fee plus a $60 issuance. Plumbing uses 16.5 percent plus $60. HVAC runs 15 percent plus $60. But they offer three different ways to calculate each one. They always pick whichever costs more. (I had to cross reference three PDFs to confirm this pattern.)
Plan review hits 65 percent of the building fee. Trades add 25 percent when tied to a building permit. Nothing here's flat or simple. Budget higher than you expect. If your contractor's bid shows one permit fee, check again.

What Needs a Permit in Las Vegas?
Many small jobs don't need permits in Las Vegas. Sheds under 200 square feet are exempt. Like for like window replacements usually are too. Standard asphalt roof replacement stays exempt if you replace no more than 64 square feet of sheathing.
But decks over 30 inches above grade require a building permit. Bathroom remodels need building, plumbing and electrical permits. Siding replacement doesn't appear on the exempt list either.
The rules sit in Section 22.02.190. I spent time pulling the exact list because the exemptions matter. Painting and flooring usually skip permits, and Structural changes never do. Check before you start. The city doesn't forgive easily once work begins.
Penalties for Unpermitted Work in Las Vegas
Unpermitted work in Clark County costs the original permit fee plus another equal amount. That work without permit fee is capped at $4,000 for homes. You also pay investigation time at three times the hourly rate.
The current investigation rate runs $330 per hour. Sections 22.02.360 and 22.02.160 lay this out clearly. Nobody wins when code enforcement shows up. Stop work orders follow fast.
The extra fees don't stop at double. You still must pull the permit and meet code. I've seen projects delayed for weeks over this. Pay the fee up front. It beats the alternative every time.
How Long Is a Building Permit Good For in Las Vegas?
Permits in Clark County give you 180 days to start work. After that the permit can be abandoned. You get one extension of up to 180 days if you show good cause in writing.
The rules come from Section 22.02.320. Don't assume the clock waits for you. Start within the window or request the extension early. Many homeowners forget this detail.
The clock starts when the permit is issued. Plan your schedule around it. If work stops for 180 days the permit dies.
Who Pulls the Permit in Las Vegas?
Contractors must hold a valid Nevada state license plus a Clark County business license. They pull the permit in their name for your protection. Homeowners can pull permits on their own single family home.
Section 22.02.265 lists the exact conditions. You must sign an owner builder statement and occupy the house. The exemption doesn't apply if you plan to sell soon.
Your contractor should handle this. If they ask you to pull the permit yourself that's a red flag. The liability belongs with the person doing the work.

Clark County's Three Method Trade Fee System
Clark County lets you calculate trade permits three different ways. Then they charge whichever method costs the most. Section 22.02.345(G) makes this clear for electrical, plumbing and mechanical work.
You can use a percentage of the building permit fee plus $60. Or apply your contract price to the table. Or count each fixture and outlet individually. The county picks the highest result every time.
This doesn't exist in most cities. The system never favors the homeowner. I had to test multiple scenarios against the actual tables to see how it played out on real bathroom remodels. The difference adds up, and Expect the maximum. The fee schedule isn't shy about it.
