How Las Vegas Calculates Building Permit Fees

Clark County charges one hundred seventy dollars for the building permit on a typical twelve thousand dollar bathroom remodel. Plan review adds another one hundred eleven dollars at sixty five percent. You then pay for plumbing and electrical permits on top. The total lands at five hundred twenty one dollars.
Trades get calculated three ways. The county uses a percentage of the building fee plus sixty dollars issuance. Or they apply your contract price to Table 3-A. Or they use the per unit tables. They pick whichever is highest. Nobody gets the low number. (I cross referenced Section 22.02.345 and the three tables to confirm this.)
For an eight thousand dollar project the building permit runs one hundred thirty seven dollars. Add sixty five percent plan review and zoning review and you clear two hundred dollars before trades. The formula shifts at certain valuation tiers. It isn't predictable without running the numbers.

Some jobs stay exempt. One story sheds under two hundred square feet don't need a permit. Standard roof replacement with asphalt shingles avoids permits too if you replace no more than sixty four square feet of sheathing. Like for like window replacement usually skips the process.
But don't assume your project qualifies. Replacing a water heater needs a plumbing permit. Most electrical panels and HVAC changes require permits. The county lists specific exemptions in Chapter 22.02. Anything outside that list needs approval.
Neighbors sometimes report visible work. That's how many unpermitted projects get caught. You don't want that hassle.

Penalties for Work Without a Permit in Las Vegas

Clark County doubles your permit costs if you get caught. You pay the normal fee plus another equal amount for working without a permit. The cap sits at four thousand dollars for residential jobs.
They also charge investigation time. That runs three times the hourly inspection rate. With the one hundred ten dollar hourly fee it equals three hundred thirty dollars per hour. Sections 22.02.360 and 22.02.160 spell this out.
Stop work orders come next. You might face mandatory removal of the work. The county doesn't go easy on unpermitted projects. Pay the fees and fix the violations or risk bigger trouble.

How Long Is a Building Permit Good For in Las Vegas?

Permits in Las Vegas last one hundred eighty days to start work. After that the permit can be abandoned in another one hundred eighty days. You get one extension of up to one hundred eighty days if you show good cause.
File the written request before time runs out. The county doesn't automatically renew anything. Check your permit dates carefully or you restart the whole process.

Who Pulls the Permit in Las Vegas?

Licensed contractors pull almost all permits in Las Vegas. They must hold a valid Nevada state contractor license plus a Clark County business license. Homeowners can pull their own permit on a single family home but only under strict rules in Section 22.02.265.
You have to sign an owner builder statement. The house must be your primary residence. Most people shouldn't go this route. Your contractor takes the legal responsibility when they pull it.
